Description: The site is located on the 9 Mile Road corridor, also known as Hwy 90, in Pensacola, FL. Due to natural geographic boundaries, Pensacola can only grow to the north.

Over the last twelve months we have seen tremendous growth both residentially and commercially in this area. Nature Trail is a high end gated community located 1.5 miles west of our property. The development consists of 770 acres containing 659 single family lots. The infrastructure has been completed and 400 lots have been sold. Construction on eighteen homes is under way, with the clubhouse now complete as well. Navy Federal Credit Union is the largest credit union in the world and currently employs 350 people located 1.5 miles west of our site. NFCU is under construction with a major addition, which when completed by years end, will bring in 1,700 new jobs to that location. Bank of Pensacola, First Gulf Bank, Peoples First, Harvest Federal Credit Union, and Gulf Coast Community Bank have all recently opened new branches within half of a mile from our site. Lowe's has just purchased twenty-one acres 0.6 miles east of this site. Home Depot just opened a new store eight months ago, which is one mile east of our site. Ruby Tuesdays opened at I-10 and Pine Forest Road, which is next to a new Holiday Inn Express. Another sit down restaurant just purchase the north east corner of 9 Mile Road and Ashland Avenue which is believed to be Applebee's. Chili's has just opened a new store out in front of the Home Depot two months ago and is doing extremely well. New Plan is developing a twelve acre site between the Home Depot and the new Lowe's, where they are adding Office Depot, Ross, and will have 4 more restaurant out parcels available. Kohl's Just opened one month ago and is located five miles east of our site on 9 Mile Road across the street from University of West Florida (Student population of 13,000). There is also a Target next to the new Kohl's. Mitchell Homes and Adams Homes have been very active in the market with several new communities in the last 18 months. West Florida Hospital, which employs 4,000 people, is located about 5 miles east of our site on Davis Highway. The property is located within one mile of Interstate 10 and Highway 29, which allows you access to most anywhere in Pensacola within fifteen minutes.
