This property is located on the Nine Mile Road corridor, also known as Hwy 90, in Pensacola, FL. This is the major east-west thoroughfare in North Pensacola. Due to natural geographic boundaries, Pensacola can only grow to the North. The property is located between Interstate 10 and Highway 29 (within two miles of both), which allows access to most anywhere in Pensacola within fifteen minutes.

Over the last few years, this area has experienced tremendous growth both residentially and commercially. Nature Trail is a high end gated community located 1.5 miles west of this property. The development consists of 770 acres containing 659 single family lots. The infrastructure has been completed and 400 lots have been sold. Construction on eighteen homes is under way, with the clubhouse now complete as well. Navy Federal Credit Union is the largest credit union in the world and currently employs 1,200 people, located 1.5 miles west of our site, and is currently under its fourth phase of construction. Once complete, they will reportedly be drawing an additional 2,000 jobs to the Campus.

Escambia County reports that Nine Mile Road in front of our property will be four-laned beginning in 2010. This will expand the infrastructure right in front of our site. The easements are already in place for this expansion. Stefani Road will also be extended along the eastern border of the parcel, and the property and easements for this roadway are already in place as well, creating a major intersection at the northeast corner.

Walgreen's and Starbuck's have completed new stores at the corner of Pine Forest and 9 Mile Road. Coastal Bank & Trust, First Gulf Bank, Peoples First, Harvest Federal Credit Union, and Gulf Coast Community Bank have all recently opened new branches within half of a mile from our site. Lowe's and Home Depot have recently opened, just one mile east of our site. Chili's has just opened a new store in front of the Home Depot and is doing extremely well. The Albertsons located 1/2 mile the west was recently acquired and re-branded by Publix. The store is now open.

Kohl's Department Store opened two years ago, is located five miles east of our site on 9 Mile Road across the street from University of West Florida (Student population of 13,000). There is also a Target next to the new Kohl's. Mitchell Homes and Adams Homes have been very active in the market with several new communities in the last 24 months. West Florida Hospital, which employs 4,000 people, is located about 5 miles east of our site on Davis Highway.
